ExxonMobil’s Baytown Plant Ushers in Era of Low-Carbon Olefins Production

ExxonMobil’s Baytown Olefins Plant is pioneering a breakthrough in reducing industrial emissions by testing next-generation hydrogen burners capable of operating on up to 100% hydrogen fuel. This innovative technology, installed in one of the plant’s steam cracking furnaces, achieved a 90% reduction in direct CO2 emissions during recent tests.

Steam crackers, essential for producing materials like plastics, require high temperatures, traditionally fueled by hydrocarbons. By switching to hydrogen—a fuel that emits no CO2 when burned—ExxonMobil is demonstrating how industrial processes can significantly cut emissions without sacrificing efficiency.

This project is part of ExxonMobil’s broader plans for Baytown, including a hydrogen production facility that will capture and store over 98% of associated CO2 emissions. Soap Manufacturer Leases 88,732 SF at
Baytown’s Port 10 Logistics Center

MMM Enterprises, a provider of soap and bath products, has signed an 88,732-square-foot industrial lease at the Port 10 Logistics Center in Baytown, Texas. The facility, located at 2300 East Freeway, is part of the sprawling 3 million-square-foot logistics hub designed to support the region’s booming industrial growth.

Stream Realty Partners represented MMM Enterprises in the lease negotiations, with Tyler Maner and Tommy Erwin leading the efforts. The landlord, Pontikes Development, was represented by a team from JLL, including Richard Quarles, David Holland, Joseph Berwick, and Eliza Klein.

This lease underscores Baytown’s growing prominence as a hub for industrial and logistics operations, driven by its proximity to the Port of Houston and major transportation corridors. The addition of MMM Enterprises is expected to contribute to local economic activity and employment opportunities.
