Since the article below apeared in yesterday’s newsletter [Tues. 3/25] new details have emerged regarding the upcoming Sam’s Club at Baytown’s San Jacinto Marketplace.
We think that our readers will be happy to read these details. [For those who may have missed it, yesterday’s article announcing Sam’s Club as a major tenant in Baytown’s San Jacinto Marketplace is included below.]

According to a recent filing, construction is scheduled to begin in November 2025, with completion expected by July 2026. The filings also include plans for a Sam’s Club fuel station, following the same project timeline.

Sam’s Club to Anchor Baytown’s
New San Jacinto Marketplace

A major retail revival is underway in Baytown as Sam’s Club has been confirmed as a key anchor tenant for the upcoming San Jacinto Marketplace, a 550,000-square-foot mixed-use development rising on the site of the former San Jacinto Mall.

The wholesale giant will develop a 169,570-square-foot store at 6611 Garth Road, with an estimated project cost of $22.1 million. This store is expected to offer a more modern shopping experience than current Sam’s Club locations, according to early plans.

Developed by Fidelis Realty Partners, San Jacinto Marketplace will include 10 anchor tenants that together will occupy about 75% of the total retail space. The project also features restaurants, multitenant buildings, pad sites, potential apartment complexes, a hotel, and office space, transforming the 103.8-acre site into a vibrant hub for shopping, dining, and living.

The city of Baytown and Fidelis signed a Chapter 380 agreement, allowing for up to $16.2 million in sales tax rebates to support the development. Fidelis demolished the old San Jacinto Mall in 2022 and began sitework for the new project in October 2023.

Baytown city officials are calling this a major milestone for the community, with more tenant announcements expected next month as the San Jacinto Marketplace continues to take shape.
